Anderson + Bohlander was hired by Riley Area Development Corporation to develop a plan for the legacy industrial corridor along Massachusetts Avenue just northeast of the Mass Ave Cultural District of Downtown Indianapolis, near Brookside Park. The project was funded and overseen by LISC as this is one of their focus corridor initiatives and the goal of the effort was to create a near-term plan for redevelopment of industrial properties in the area and for supportive infrastructure concepts to make the area more competitive for new light industrial and small manufacturing operations. Anderson + Bohlander teamed with Greenstreet, Ltd. who provided market analysis and case studies from similar peer environments across the United States, and coordinated with the City of Indianapolis and their brownfields experts to help understand the realities of the future for these properties. The plan includes an overview of existing conditions and the market, but is followed up with analysis and a series of recommendations that range from developing relationships among the business community, developing branding and way-finding to help market the area and its properties, buffer strategies for disparate adjacent land uses, and infrastructure needs. The work culminated in a three-year work plan to help strategize for the phasing of recommendations and improvements.
