GLENDALE MALL REDEVELOPMENT

Anderson + Bohlander worked with Milhaus Development to plan AYR Apartments to bridge a community divide created by surface parking lots that split the Glendale neighborhood for half a century. The development knits together the commercial and residential districts with mixed-use development and apartment housing. A redesigned streetscape and four unique courtyards provide a series of small park spaces for residents. Each residential block included a courtyard with a unique design and amenities specific to that location. The main courtyard features a pool, grill deck and conversation pit, while secondary courtyards offer areas to be active, relax, cook and dine. Playful midcentury modern details were inspired by the 1950’s Glendale Mall, once a retail anchor for the community. Notable details include a custom wood pool fence and a paneled screen wall, a sunken conversation pit with restored vintage fireplace, and paneled screen walls with knocked out forms. The project also utilized sustainable features such as locally sourced black locust wood decking, a small green roof and native plantings throughout.
